I will personally perform both an interior and exterior inspection of the property. Inspection of the exterior will include the measurement of the dwelling and a cursory ground level observation of the site. The interior inspection of the property will be limited to a cursory walk-through observation of each room, which is intended to mimic the walk-through performed by a typical buyer. Unless otherwise instructed, pictures of the exterior and interior will be taken to observe and document the quality of construction, design features, and workmanship, as well as the functionality of the floorplan. No value will be given to any personal property such as furnishings, vehicles, or personal belongings.

Scope of Work
Please note that my inspection is not to be construed as a home inspection. I will not test electrical components, heating or cooling systems, plumbing, appliances, well water quality, waste disposal systems, sump pumps, drainage systems, mechanical components, structural integrity, or any other items. I do not test for indoor air quality or environmental conditions, such as the potential for mold, mildew, fungi, radon gas, or defective drywall. I do not verify the existence of building permits, health permits, inspections, or occupancy permits.

My inspection of the neighborhood is limited to a cursory observation of various streets within the defined neighborhood. I will not drive every street within the neighborhood, as this is not reasonable or typical of a buyer’s actions in the marketplace. Knowledge of the neighborhood is obtained from a variety of sources, including drive-through observation. I will make no attempt to make discovery of neighborhood influences such as crime rates, registered sex offenders, or rehabilitation facilities. If so desired, any person may research that publicly available information for themselves.
